Discover Wisconsin: Quick Facts

Discover Wisconsin: Quick Facts

Wisconsin:
is a U.S. state located in the north-central United States and is considered part of the Midwest. It is bordered by Minnesota to the west, Iowa to the southwest, Illinois to the south, Lake Michigan to the east, Michigan to the northeast, and Lake Superior to the north. Wisconsin's capital is Madison, and its largest city is Milwaukee. As of 2010 the state has 5,686,986 residents. The state contains 72 counties.

Etymology: The word Wisconsin originates from the name given to the Wisconsin River by one of the Algonquian speaking American Indian groups living in the region at the time of European contact. French explorer Jacques Marquette was the first European to reach the Wisconsin River and record its name, arriving in 1673 and calling the river Meskousing in his journal. This spelling was later corrupted to Ouisconsin by other French explorers, and over time this version became the French name for both the Wisconsin River and the surrounding lands. English speakers anglicized the spelling to its modern form when they began to arrive in greater numbers during the early 19th Century. The current spelling was made official by the legislature of Wisconsin Territory in 1845.

Throughout the course of its many variations, the Algonquian word for Wisconsin and its original meaning have both grown obscure. Interpretations may vary, but most implicate the river and the red sandstone that line its banks. One leading theory holds that the name originated from the Miami word Meskonsing, meaning "it lies red," a reference to the setting of the Wisconsin River as it flows by the reddish sandstone of the Wisconsin Dells. Numerous other theories have also been widely publicized, including claims that name originated from one of a variety of Ojibwa words meaning "red stone place," "gathering of the waters," or "great rock."

Municipalities: Wisconsin's self-promotion as "America's Dairyland" sometimes leads to a mistaken impression that it is an exclusively rural state. However, Wisconsin contains cities and towns of all sizes.
Over 68% of Wisconsin residents live in urban areas, with the Greater Milwaukee area home to roughly one-third of the state's population. Milwaukee is at the northern edge of an urban area bordering Lake Michigan that stretches southward into greater Chicago and northwestern Indiana, with a population of over 11 million. With over 602,000 residents Milwaukee proper is the 22nd-largest city in the country.
The string of cities along the western edge of Lake Michigan is generally considered to be an example of a megalopolis. Madison's dual identity as state capital and college town gives it a cultural richness unusual in a city its size. With a population of around 220,000, and metropolitan area of over 600,000, Madison is also a very fast-growing city. Madison's suburb, Middleton, was also ranked the "Best Place to Live in America" in 2007 by Money Magazine. Medium-size cities dot the state and anchor a network of working farms surrounding them. As of 2007, there were 12 cities in Wisconsin with a population of 50,000 or more. Cities and villages are incorporated urban areas in Wisconsin. Towns are unincorporated minor civil divisions of counties.

Education: Wisconsin, along with Minnesota and Michigan, was among the Midwestern leaders in the emergent American state university movement following the Civil War in the United States. By the turn of the century, education in the state advocated the "Wisconsin Idea", which emphasized for service to the people of the state. The "Wisconsin Idea" exemplified the Progressive movement within colleges and universities at the time. Today, public education in Wisconsin includes both the 26-campus University of Wisconsin System, with the flagship university University of Wisconsin–Madison, and the 16-campus Wisconsin Technical College System which coordinates with the University of Wisconsin. Notable private colleges and universities include Carthage College, Marquette University, Milwaukee School of Engineering, Medical College of Wisconsin, Concordia University Wisconsin, Carroll University, Edgewood College, Beloit College, St. Norbert College, Lakeland College, Cardinal Stritch University and Lawrence University, among others. Elementary, middle and high school education are mandatory by law.

Climate: Wisconsin's climate is classified as humid continental. The highest temperature ever recorded in the state was in the Wisconsin Dells, on July 13, 1936, where it reached 114 °F (46 °C). The lowest temperature ever recorded in Wisconsin was in the village of Couderay, where it reached −55 °F (−48 °C) on both February 2 and February 4, 1996.

Recreation: The varied landscape of Wisconsin makes the state a popular vacation destination for outdoor recreation. Winter events include skiing, ice fishing and snowmobile derbies. Wisconsin has many lakes of varied size; the state contains 11,188 square miles of water, more than all but three other states (Alaska, Michigan and Florida).

Outdoor activities are popular in Wisconsin, especially hunting and fishing. One of the most prevalent game animals is the whitetail deer. Each year in Wisconsin, well over 600,000 deer hunting licenses are sold. In 2008, the Wisconsin Department of Natural Resources projected the pre-hunt deer population to be about 1.5 to 1.7 million.

What to know when considering a fixer-upper....

Is it smart to even consider a fixer-upper?

It depends. Distressed properties or fixer-uppers can be found anywhere, even in wealthier neighborhoods. Such properties are poorly maintained and have a lower market value than other houses in the neighborhood.

Many experts recommend that before you make such an investment, first find the least desirable house in the best neighborhood. Then do the math to see if what it would cost to bring up the value of that property to its full potential market value is within your budget. If you are a novice buyer, it may be wiser to look for properties that only need cosmetic fixes rather than run-down houses that need major structural repairs.

Is there a tax break for a fixer-upper house if it is considered historical?

Qualified rehabilitated buildings and certified historic structures currently enjoy a 20 percent investment tax credit for qualified rehabilitation expenses. A historic structure is one listed in the National Register of Historic Places or so designated by an appropriate state or local historic district also certified by the government.

The tax code does not allow deductions for the demolition or significant alteration of a historic structure.
The U.S. Department of Housing and Urban Development's Section 203 (K) rehabilitation loan program is designed to facilitate major structural rehabilitation of houses with one to four units that are more than one year old. Condominiums are not eligible.

The 203(K) loan is usually done as a combination loan to purchase a fixer-upper property "as is" and rehabilitate it, or to refinance a temporary loan to buy the property and do the rehabilitation. It can also be done as a rehabilitation-only loan.

Plans and specifications for the proposed work must be submitted for architectural review and cost estimation. Mortgage proceeds are advanced periodically during the rehabilitation period to finance the construction costs.

For a list of participating lenders, call HUD at (202) 708-2720.

If you are a veteran, loans from the U.S. Department of Veterans Affairs also can be used to buy a home, build a home, improve a home, or refinance an existing loan. VA loans frequently offer lower interest rates than ordinarily available with other kinds of loans. To qualify for a loan, the first step is to apply for a Certificate of Eligibility.

Are there special loans for fixer-uppers?

If you need a home loan to buy a "fixer-upper" and remodel it, look at the U.S. Department of Housing and Urban Development's Section 203(K) loan program. The program is designed to facilitate major structural rehabilitation of houses with one to four units that are more than one year old. Condominiums are not eligible.

A 203(K) loan is usually done as a combination loan to purchase a "fixer-upper" property "as is" and rehabilitate it, or to refinance a temporary loan to buy the property and do the rehabilitation. It can also be done as a rehabilitation-only loan.

Investors must put 15 percent down while owner-occupants are required to come up with only 3 to 5 percent.HUD requires that a minimum of $5,000 be spent on improvements.

Two appraisals are required. Plans and specifications for the proposed work must be submitted for architectural review and cost estimation. Mortgage proceeds are advanced periodically during the rehabilitation period to finance the construction costs.

What are building codes?

Building codes are established by local authorities to set minimum public-safety standards for building design, construction, quality, use and occupancy, location and maintenance. There are specialized codes for plumbing, electrical and fire, which usually involve separate inspections and inspectors.

All buildings must be issued a building permit and a Certificate of Occupancy before it can be used. During construction, housing inspectors must make checks at key points. Codes are usually enforced by denying permits, occupancy certificates and by imposing fines.

Building codes also cover most remodeling projects. If you are buying a house that has been significantly remodeled, ask for proof of the permits involved before you purchase to avoid future liability for fines.

How do I find a good contractor?

While hiring contractors recommended by friends is usually a safe route, never hire a construction professional without first checking him or her out. If your state has a licensing board for contractors, call to find out if there are any outstanding complaints against that license holder. Also, call your local Better Business Bureau to see if there are any complaints on file.

If you are satisfied with the answers you find there, interview the contractor candidates. Ask what kind of worker's compensation insurance they carry and get policy and insurance company phone numbers so you can verify the information. If they are not covered, you could be liable for any work-related injury incurred during the project. Also be sure that the contractor has an umbrella general liability policy.

If they pass the insurance hurdle, next check some of their references. A good contractor will be happy to provide as many as you want.

Finally, don't let yourself be rushed into making a decision no matter how competitive the market may seem. Also, never pay a deposit to a contractor at the first meeting. You may end up losing your money.

Is remodeling worth the price and time?

Remodeling magazine produces an annual "Cost vs. Value Report" that answers just that question. The most important point to remember is that remodeling a home not only improves its livability for you but its "curb appeal" with a potential buyer down the road.

Most recently, the highest remodeling paybacks have come from updating kitchens and baths, home-office additions and extra amenities in older homes. While home offices are a relatively new remodeling trend, for example, you could expect to recoup 58 percent of the cost of adding a home office, according to the survey.

How do I look for fixer-uppers? ASK LISA BEAR!

You can find distressed properties or fixer-uppers in most communities, even wealthier neighborhoods. A distressed property is one that has been poorly maintained and has a lower market value than other houses in the immediate area.

Ascertaining whether the property you're interested in is a wise investment takes some work. You need to figure what the average house in a given area sells for, as well as what the most desirable houses in that area are like and what they cost.

Some experts suggest that buyers who take this route try to find a "cosmetic fixer" that can be completely refurbished with paint, wallpaper, new floor and window coverings, landscaping and new appliances. You should avoid run-down houses that need major structural repairs. A house price that looks too good to be true probably is. A smart buyer will find out why before buying it.

The basic strategy for a fixer is to find the least desirable house in the most desirable neighborhood, and then decide if the expenses needed to bring the value of that property up to its full potential market value are within one's rehab budget.

5 Ways to Beat the Competition

  Date:August 24, 2012 Author:
As the real estate market starts to pick up in many parts of the country, real estate agents from small towns to the big cities are blogging, tweeting, ranting and raving about multiple-offer situations.

A seller’s asking price is just that: an asking price. The seller may choose to price their home above, at or well below what the actual market will bear. Then, with luck, come the offers from buyers. Sometimes, there are multiple offers all under the asking price. Other times, all offers come in right around the asking price.

But in some situations, there are more than six offers coming in over asking price. Depending on where you live, you, as a potential buyer, may be forced to compete with other buyers in a bidding war. Here are five steps you can take to beat the competition in a multiple-offer situation.

Hire a good local agent.....

Remax Realty Center in Wisconsin!

In most communities, 80 percent of the business is done by 20 percent of the agents. These agents are experienced in the local market and have relationships with other agents as well as inspectors, contractors, mortgage brokers and appraisers. More than anything, these 20 percent of agents “get” it.

A seller is looking for a sure thing and a smooth, clean escrow. With stakes high, who wouldn’t want a sure thing? In fact, the last thing the seller (or their agent) wants is to enter into escrow with an inexperienced or out-of-the-area agent.

That’s why, when faced with multiple offers, a seller, guided by their agent, may choose to work with a lower-priced offer because that buyer has a good agent. Many times, a lower priced offer will be countered up to match the price of a buyer with an unknown agent.

Get your financial ducks in a row before making an offer

Before you can make a strong and winning offer, you need to have your finances in order. This means being pre-approved for a loan and staying in regular contact with your lender or mortgage broker. Have an auto email alert set up from your real estate agent’s MLS. Know the new listings as they hit the market and be prepared to visit them right away. Be ready to make a move when the right house comes along.
An informed buyer has been in the market for some time. They’ve seen multiple properties, either at open houses or private appointments. They come to the multiple-offer situation fully prepared, knowledgeable of the market and ready to present themselves as a strong, motivated buyer. The seller and their agent will appreciate that.

Don’t wait

Many times, a new listing is sold before the first open house. If a desirable property hits the MLS on a Tuesday, you need to see it Tuesday night or Wednesday morning. As agents tell sellers all the time, your first buyer is likely your best buyer. The buyers who don’t rest on their laurels get the home. They show that they are on it, they’re motivated and they really want the property. This often translates into a successful deal or smooth escrow for the seller and the listing agent.

If you’re serious about buying and have your financial ducks in a row, don’t wait for the open house. As soon as you see the listing, let your agent know you’re interested or have them start doing the research.

Make a ‘clean’ offer

There’s an assumption that the successful bidder simply pays the most money. But this isn’t usually the case. While price is a huge factor, the terms and conditions are as important, if not more so.

To make your bid the most compelling, be as flexible as possible to the seller’s needs. If you know the seller needs a quick escrow because they just bought a place, give it to them. If they just had a baby and need some extra time, go with a longer close or offer to close quickly but give them a “rent-back.” If you’re going to have inspections, check with the inspector and see if you can get an appointment soon after getting your offer accepted. That way you can remove your inspection contingency quicker.

The same holds true with an appraisal. If your lender is able to pre-schedule an appraisal or at least check their schedule, it can only help. The last thing a seller wants is to accept an offer, only to wait 14 or 21 days to discover the buyer can’t get a loan or the leaky roof scared them away. Make your offer clean with swift timeframes for contingencies. There have been times when a seller leaves 2 to 3 percent on the table; just to be sure the deal will close “cleanly.”

Present yourself in the best possible light

Presentation can’t be emphasized enough. Make sure your agent presents your offer to the seller in a professional way. The offer should, when possible, be presented in person. A contract should be typed, not handwritten. Without a doubt, a pre-approval letter from your bank or broker should be attached to the offer. A cover letter from you or your agent presenting you, as buyers, to the sellers should always accompany your offer. If there are disclosures presented to you prior to your making an offer, sign off on them. Make it clear to the seller that you’re serious, motivated and ready to move ahead should they choose to work with you.

Strong and clean is the way to go

It’s the common sense stuff that will help differentiate you from the pack. Be up front, show that you’re motivated and look at the big picture of your offer — not just the dollar amount.
Of course, many times the highest bidder wins. But every day, there are dozens of buyers who kick themselves because they would have paid the price that it took to win the bidding war. Presenting yourself and your offer in the strongest and most clean way will go a long way to assuring you come out on top.

Survey Shows Remax #1

1.6% DENVER - When asked to name real estate brands, more home buyers and sellers in the U.S. and Canada think of RE/MAX than any other brand. This is the finding of a third-party survey completed in March for RE/MAX, LLC.

In the survey’s “aided awareness” results, 90% of U.S. respondents recognized RE/MAX when read a list of real estate brand names. In Canada, the percentage was even stronger at nearly 97%.
But the ultimate test of a brand’s strength is “unaided awareness,” when respondents are asked to mention companies without being presented with a list of names. In this survey, RE/MAX was mentioned more than any other real estate brand. RE/MAX also was the brand most often mentioned first – giving it the highest top-of-mind awareness in both the U.S. and Canada.

“Because RE/MAX agents sell more real estate than agents with any other brand, it’s not surprising that RE/MAX is first and foremost in the minds of home buyers and sellers,” said Margaret Kelly, RE/MAX CEO. “Our outstanding agents, supported by an extensive advertising campaign and our very popular red, white and blue balloon have created a winning formula for brand recognition.”

The phone survey was conducted between November 2012 and March 2013 by MMR Strategy Group. Respondents included recent home buyers, sellers and those planning to buy or sell a home. In the U.S., the sample size was in excess of 2,500. A similar methodology was used in Canada with a sample size of more than 600. In both countries, the results were statistically significant to a 95% confidence level.

Specific findings of the MMR survey include: Unaided Awareness - Percentage of home buyers, sellers and those planning to buy or sell, who named each brand when asked, without prompting, “When you think of real estate brands, which ones come to mind?”
